Construction management
Your crew, our eyes on it.
For full renovations and rental turnovers. You hire and pay the contractors. We visit 2–3 times a week, keep the schedule, and check the work before each payment. We never hold your money.
Light rehab
Paint, floors, fixtures and minor repairs. Paid in thirds: start, midpoint, final walkthrough.
Medium to heavy rehab
Kitchens, baths and systems, up to a full gut. Paid in thirds.
New construction
Cost plus 15%, from permit to certificate of occupancy.
No delay or extension fees. Want us to bring the crew? Full service is billed at cost plus 25% on labor and materials.
