Facing foreclosure in Tennessee?

It moves faster than most people expect.

Most Tennessee foreclosures happen outside of court, through a trustee sale. Here's the usual order of events, and why calling early gives you more options.

Missed payments

After a few missed payments, the lender sends default letters and starts the foreclosure process.

Notice of the right to foreclose

Tennessee law requires the lender to send you this notice at least 60 days before the sale is first advertised.

Sale is advertised

The sale notice runs in a local newspaper three times, starting at least 20 days before the sale date.

Trustee sale

The house is auctioned, often at the courthouse. After that, it's usually too late to sell it yourself.

This is general information, not legal advice. Mississippi's process is different. If you have a sale date, talk to a real estate attorney or a HUD-approved housing counselor too.

Questions

About selling

What houses do you buy?

Houses with at least 3 bedrooms and 1 bath, built in 1965 or later, in Memphis, Cordova, Collierville, Millington and nearby Shelby County, plus Southaven, Horn Lake and Olive Branch. Condition doesn't matter. If yours doesn't fit, we'll say so right away.

How do you decide on the offer?

We estimate what the house will be worth after repairs, subtract what those repairs cost, and make an offer that leaves room for the work. We'll walk you through the numbers.

Do I have to clean out the house?

No. Take what you want and leave the rest.

Is there any cost to me?

No commission and no fees from us. We'll go over closing costs with you before you sign anything.

Can you buy if there's a foreclosure date?

Often, yes, if there's enough time before the sale. Call us as early as you can.
